  2. Well we've found another that ticks all the boxes, and the valuation this time seems to be spot on! Will be arranging another viewing then likely to be putting in an offer, it's at top of our chosen price range and the kitchen needs changing aswell as the boiler updating so hopefully we'll be able to negotiate down a little. At my ripe age of 22 I've little experience of house buying negotiations, however through reading the consensus is that a starting point of within 10% lower is fair game (generally) Feel free to chime in if you've got any pointers or experience to share in regards to the negotiation phase!
  3. It is up for 40% more than two years ago, they purchased for £125,000, it's now up for £175,000 - £50,000 increase! Looking at the previous ads, it has been improved but by no where near warranting that increase (IMO of course)
  4. Thank God we're all in agreement, will be selling my HR roadster in the near future and started getting nervous seeing it priced this low!
  5. It's not that we're trying to make a profit, more so just protecting our investment. I appreciate house price increases are relative, I just would be worried about this property being worth less in the future as we bought it way over market value, while the houses we would then want to buy when up sizing would be out of reach. Anyway, EA called back again asking to get an offer out of us but for now we've decided to leave it, keep an eye on it while we continue on our search - went to view about 8 more over the week, didn't like any of them.
  6. Plenty of replies, thanks for the input guys. As much as we're buying our first 'home' I am looking at it in investment terms also, what worries me is if we bought for that price I don't see much potential for a house of this size to grow in value much further & with interest rates set to finally rise at some point in our ownership, how this will affect saleability. I don't want to pay over the odds and end up in a negative equity situation (Of course with my limited knowledge of the housing market this might be irrational..) We spoke with the Estate agent this morning & while he conceded that it is practically top of the market price for this type of house he still feels it will sell quick & that house prices here have gone up 20% in the last 2 years. Being the skeptic I am, I was planning to speak to another EA about the prices but hadn't got round to it today. He phoned me back late afternoon to say he'd relayed my concerns about the price to the seller and they've said they found a place they want to buy so "may be open to offers if they can possibly get the same off their purchase" Mulling it over for the weekend then we'll probably be chucking an offer in at 15% less, worst they can say is no. It's only been up for a week so far, so only time will tell if it's overpriced or not.

So after a long time of saving, we're finally in the position of buying our first house, we've looked at plenty of properties in the last few weeks (Seen some right states, surprising how some people live! ) Anyway, we keep coming back to one place we really like which came up in our budget, lovely small open planned house with the whole of the upstairs on a balcony overlooking downstairs - We left feeling ready to put an offer in however after getting home & doing some research into the area the house seems to be rather overpriced! Most homes in the area are built exactly the same & are averaging around £40,000 less than this is advertised for. This house was actually bought only 2 years ago for £50,000 less than it's up for sale for now, that's around an extra 40% Mark up with little reason for the added value. Wondering how to approach this, do I take the market data accurately or could a house really be worth an extra 40% after 2 years! We have a couple of houses left to view and then we'll possibly put in an offer though I've a feeling the owner may feel insulted.....

  9. What winds me up most about people on the road are the ones that push onto / fly onto roundabouts trying to time it perfectly so that they just slip onto the roundabout right behind your rear bumper as you're coming round almost T boning you in the process - every millisecond counts right?

  12. What confuses me is how this has been a competition for who is the 'least worst' between Trump and Clinton when there are two other candidates. They view them as a waste of a vote, sure enough a third party candidate would never have won considering how the majority of Americans had no idea they existed but if one of them had managed at least 5% then they would have got access to general election funds for their next campaign.

  18. Hi All, I'm selling a very slightly used clutch plate that comes with the Xtreme clutch kit supplied by Clark Motorsport. It had only covered 991 miles and as you can see from the pictures is practically new, the only reason I got it changed is because I had a clutch line fail from incorrect fitment, I replaced the Friction plate as I was worried about contamination of clutch fluid but when given back the clutch it is immaculate and bone dry. It was £234 on it's own, and i believe it would generally only be supplied as a kit. I'm asking for £120 posted
  19. Yep, cracked mine and it's about £150-£200 to replace but I'll just claim on insurance when I can be bothered
  20. Personally the HTC 10 is what made me change to Samsung, always used to be HTC but another vote for the S7 edge
