Any Legal Beagles willing to review a commercial tenancy agreement?

Have a tenancy agreement up for renewal, it's pretty much the same as last one but there's been a mysterious paragraph added that seems to be written in Klingon.

 

If anyone with a legal background is willing to have a look at it I'd be in your debt.

Thanks chaps, in particular it's the paragraph circled which sounds like it's just early notice given by either party but it's written in a legal manner that well.....
