I went to see a house last night i really like but its really tight money wise and I could do with some advice on the best way to negotiate making an offer.

Very true, we've had our house on the market some time now - we'd accept a lower offer, but the market seems to have seriously dried up.

 

It's worth a pop at a fair offer.

If the valuers for the bank are still up to usual tricks, then they will possibly value it for less than the agreed sale price (even if that is already lower than the asking!), resulting in a larger deposit required, so worth bearing in mind when wishing to secur the mortgage.

 

Mortgage advisors and estate agents were getting incredibly frustrated by this just a few months ago as it was causing lots of deals to collapse, along with their respective chains.

Don't show too much interest.

Emphasise any faults in the property that you have found.

Find out if any other offers have been received and what their status is (e.g. no house to sell etc).

If it is just you, then put in a cheeky bid.

REMEMBER you can go up but NOT down...

:lol: true. Nothing like being self employed to make you work hard under adverse conditions! I'd probably have six weeks off on full pay!
