Had an offer accepted but i think Jay had some family concerns and (while waiting for things to calm down) he got an offer locally for the full amount which (given the circumstances) he understandably accepted for a no-hassle sale locally, rather than one to me 250 miles away Jay was very apologetic and (like i said to him at the time) it wasn't like i had paid a deposit or signed a contract of sale, so no hard feelings. I'm now on the prowl for something similar...
